The project consisted of 256 student apartments adjacent to the University of Limerick Campus. The concept was to retain the existing trees and hedgerows on the site and to provide each apartment view views of the Groody Valley Green. The apartment buildings provide a distinct edge to the Groody Valley Green. Each apartment has a sitting room with a view towards the river and receives evening light through the south west glazing. The exterior of the public and private areas of the apartment buildings are treated differently with the communal sitting rooms treated as timber clad elements.
The apartment building was part of a master plan for a wider area which in 2001 was the largest single planning application received by Limerick County Council.
